Fixing Yard Drainage Problems in North Texas

If your yard turns into a swimming pool after every Dallas rainstorm, you're not alone. North Texas sits on dense clay soil that absorbs water slowly, and the intense summer downpours (3–5 inches in an hour) overwhelm most residential drainage systems. Standing water isn't just annoying — it kills lawns, erodes soil, damages foundations, and creates mosquito breeding grounds. Here's how to diagnose and fix the most common drainage problems.

Diagnosing Your Drainage Problem

After a significant rain (1+ inch), walk your property and note:

Problem 1: Water Ponds in the Yard

Cause: A depression in the grade where runoff collects. Common in newly built subdivisions where grading was minimal.

Solutions (least to most invasive):

  1. Regrade the low spot: Add 4–6 inches of topsoil/compost mix to raise the depressed area and slope it away from structures. Works for shallow depressions (<8 inches deep).
  2. Install a dry well: A perforated pipe or stone-filled pit that absorbs water slowly into surrounding soil. Best for small areas with moderate clay.
  3. French drain: A trench filled with gravel and a perforated pipe that channels water to a discharge point (storm drain, lower property area, or dry creek). The most effective solution for persistent ponding.
  4. Pop-up emitter / drain tile: Connects to your downspout system and redirects roof water away from the problem area.

Problem 2: Water Against the Foundation

Cause: Grade slopes toward the house, downspouts discharge at the foundation, or clay soil prevents infiltration near the structure.

Solutions:

  1. Regrade away from house: Soil should slope away from the foundation at 6 inches over the first 10 feet. Add soil if the current grade slopes toward the house.
  2. Extend downspouts: Use 4–6 foot downspout extensions to carry roof water 6+ feet away from the foundation before it hits the ground.
  3. Install a French drain along the foundation: A perimeter drain (often called a "foundation drain" or "interceptor") collects water before it reaches the foundation wall. Connects to a sump pump or discharges to a lower area.
  4. Seal cracks: If water is entering the basement/crawlspace, have a mason epoxy-inject the cracks after addressing the exterior drainage.

Problem 3: Erosion & Gullies on Slopes

Cause: Concentrated runoff flowing down a slope without obstruction, carving channels into the soil. Common on south-facing slopes in Dallas.

Solutions:

  1. Divert the flow upstream: A shallow swale (dished channel) at the top of the slope redirects water before it gains velocity.
  2. Install terraces: Horizontal steps cut into the slope break the flow into manageable segments. Each terrace can be planted with ground cover.
  3. Riprap / stone armor: Place large stones in the gully to slow water velocity and prevent further erosion. Ugly but effective as a temporary fix while permanent solutions are installed.
  4. Vegetate the slope: Once erosion is controlled, plant deep-rooted natives (little bluestem, Texas sage, yucca) that hold soil with their root systems.
  5. Check dam: Small rock or log barriers placed across the gully at intervals to slow flow and allow sediment to deposit.

Problem 4: Wet Basement / Crawlspace

Cause: Combination of poor exterior drainage, high water table, and inadequate interior waterproofing.

Solutions:

  1. Exterior French drain + sump pump: The gold standard. A perforated pipe around the foundation perimeter collects water and channels it to a sump pit, where a pump discharges it away from the house.
  2. Interior drain tile: If exterior excavation isn't feasible, an interior system along the basement perimeter wall collects seepage and feeds a sump pump.
  3. Vapor barrier: For crawlspaces, a 6-mil poly sheet over the ground reduces moisture evaporation into the space.
  4. Dehumidifier: Manages residual humidity after drainage is corrected. Not a fix on its own, but a helpful supplement.

Problem 5: Downspout Overflow

Cause: Gutters and downspouts can't handle the volume of a Dallas summer storm (designed for ~2 inches/hour, but storms produce 4–5 inches/hour).

French Drain: The Workhorse Solution

A French drain is the most versatile drainage tool. Here's how it works:

Dallas-specific note: In dense clay, a French drain works by conveying water laterally through the gravel/pipe rather than relying on infiltration into surrounding soil. Size the pipe and slope accordingly.
