What Is a French Drain?

A French drain is a trench filled with gravel and a perforated pipe that redirects groundwater away from your property. Unlike a surface drain (like a channel or catch basin), a French drain works below ground to intercept water before it pools on the surface.

The system works on a simple principle: gravity. Water seeps into the perforated pipe through the surrounding gravel, then flows along the pipe's slope to a designated discharge point — typically a lower area of the property, a storm drain, or a dry creek bed.

How It Works: The Components

A properly installed French drain system includes several key components working together:

1. The Trench

Dug to a depth of 12–24 inches (deeper in clay-heavy soils like Dallas's). The trench is sloped at approximately 1/8 inch per foot to ensure consistent water flow toward the outlet.

2. The Perforated Pipe

A 4-inch Schedule 40 PVC or corrugated plastic pipe with holes facing downward. The pipe collects water from the surrounding gravel and channels it to the discharge point. In Dallas, we typically use 4-inch pipe for residential applications.

3. The Gravel Bed

Clean, washed gravel (typically ¾-inch crushed stone) surrounds the pipe. This serves two purposes: it allows water to flow freely into the pipe while filtering out sediment that could clog the perforations.

4. The Geotextile Fabric

A permeable fabric wraps around the gravel bed, preventing soil from migrating into the gravel over time. Without this barrier, the drain will gradually fill with fine particles and lose effectiveness within a few years.

5. The Outlet

The pipe terminates at a lower elevation where water can safely discharge. Common outlets include a dry creek bed, a storm sewer connection, a retention area, or simply the lowest point of the property where water can spread out and evaporate.

Signs You Need a French Drain

If you're experiencing any of the following, a French drain may be the right solution:

Dallas-specific note: Our clay-heavy soils (Alvarado and Garza clays) are particularly prone to drainage issues. Clay absorbs water slowly and holds it against foundations for days. Even properties that drain well in moderate rain can develop pooling problems during the intense summer thunderstorms common in North Texas.

French Drain vs. Other Solutions

Not every water problem requires a French drain. Here's how it compares to alternatives:

Surface Drains (Channel Drains)

Best for directing surface runoff from driveways, patios, or flat areas. Less invasive than a French drain but only handles water at ground level. Often used in combination with a French drain for comprehensive solutions.

Regrading

Sometimes the simplest fix is reshaping the landscape so water flows away from structures. If your property slopes toward the house, adding fill soil to create proper grade can solve the problem without any underground work. However, regrading alone rarely works for established properties with mature landscaping.

Pop-Up Emitters

These connect to your irrigation system and actively pump water out of low spots. Effective for small, defined areas but require ongoing maintenance and don't address the root cause of poor drainage.

When a French Drain Is the Right Answer

A French drain is ideal when you have subsurface water movement — water that's coming up from below rather than flowing across the surface. If your yard pools in the same spot every time it rains, even on a relatively flat area, a French drain is likely the most effective long-term solution.

What Professional Installation Looks Like

Here's the typical process we follow for residential French drain installations in the Dallas area:

Step 1: Site Assessment

We walk the property after a rain event (or review photos/videos you've taken) to identify where water collects, where it flows, and where the best discharge point would be. We check existing grading, locate underground utilities, and determine the required trench length and depth.

Step 2: Design & Planning

Based on the assessment, we design the drain path, calculate the required slope, select the appropriate pipe size and gravel volume, and identify the outlet location. For larger properties or commercial applications, we may use laser leveling to ensure precise grade.

Step 3: Trenching

We excavate the trench using a mini-excavator or trencher, maintaining the calculated slope throughout. The trench is typically 12–18 inches wide and 18–24 inches deep for residential applications.

Step 4: Pipe & Gravel Installation

A layer of gravel is placed at the bottom of the trench, the perforated pipe is set on top with holes facing down, and the remaining gravel is added around and above the pipe. Geotextile fabric lines the trench walls and wraps over the top of the gravel.

Step 5: Backfill & Restoration

The trench is backfilled with native soil, compacted in layers, and the surface is restored. If the drain runs under a lawn area, we overseed or sod the affected strip so it blends in within a few weeks.

Step 6: Testing

We run water through the system to verify proper flow and confirm the outlet is functioning correctly. You should see water appearing at the discharge point within minutes of applying test water at the high end of the drain.
